What the numbers mean

Cap rate is annual NOI divided by purchase price — the unlevered yield.

Cash-on-cash return is annual pre-tax cash flow divided by total cash invested.

DSCR is annual NOI ÷ annual debt service. Most rental lenders want 1.20–1.25 minimum.

1% rule — monthly rent should be ≥ 1% of purchase price. A quick sanity check.
